House Rules

Terms & Conditions of Your Stay

This contract sets out the terms upon which Lancashire Holiday Lets will provide a short term rental property to you as set out on the booking form (“Accommodation”). This contract is between the person who has made the booking (“You”) and Lancashire Holiday Lets.

1. Booking Confirmation

To reserve Accommodation with Lancashire Holiday Lets we require 100% of the total amount due.

On some occasions, this amount is refundable as long as more than 60 days prior to your arrival and you notify us that you no longer require your booking.

For bookings made within 5 days of arrival, full payment, by cleared funds, is required at the time of booking. In the event of a cancellation within this period no refund will be given.

Should payment not reach Lancashire Holiday Lets within the required time stated, Lancashire Holiday Lets reserve the right to cancel any booking made and any money paid will be forfeit.

Failure to pay in accordance with the agreed terms of payment may result in suspension of Accommodation. Lancashire Holiday Lets reserve the right to charge interest on overdue accounts.

Deposit

Upon booking, you will be required to provide credit card details for a £300 deposit hold 1 week prior to your arrival or if a last minute booking then deposit is due immediately.

2. Method of Payment

Lancashire Holiday Lets accept the following method of payment:-

Credit card payments by Visa, Mastercard and American Express.

3. Booking Extensions

If you wish to extend your stay we will accommodate the request, should we have availability.

Payment must be made immediately on invoice. Failure to do so will result in a clean being scheduled for the original day of check out.

4. Accommodation

You are only granted a licence to occupy the Accommodation and this agreement gives you no other rights either express or implied to the Accommodation. Please inform Lancashire Holiday Lets of any issues within 1 hour upon arrival via Airbnb messenger.

5. Occupancy

The number of people permitted to occupy each property is limited to those named on your booking. In the event any additional guests other than those named on your booking, then Lancashire Holiday Lets reserve the right to charge an additional £100 per night per additional guest who is not named on the booking.

6. Duty of Care/Responsibility

It is the responsibility of the Guest to ensure they are respectful to other tenants living within the building/area in which they are staying. Guests must also ensure noise levels are restricted.

Reports of excess noise from other tenants to the agent will mean automatic immediate termination of the stay. In addition, Guests have a responsibility and duty of care to ensure damage is not deliberately inflicted on the property or its contents. Smoking is prohibited inside out properties and any evidence of this in the apartment will incur penalties. Such damages will be charged to the Guest via invoice payable and/or automatic charge to credit card held on file within 1 day.

7. Arrivals and Departures

Guests can check in to the property from 2 pm on the day of arrival. On arrival you will be asked to check the Accommodation and accept your stay.

Check out is at 10am on the day of departure. Please note you will be charged £250.00 for checking out late.

Self check in details will be provided prior to check-in date and will not be released until this contract has been agreed to and/or signed and identification of the lead booker verified together with details of all other guests provided.

****Please note all our properties benefit from smart locks on the main doors to the properties and the guests unique 4 digit smart lock code automatically activates at 2pm on the guests day of arrival and also automatically deactivates at 10am on the day of the guests departure.

Please therefore do not attempt to check in prior to 2pm (unless prior arrangements have been made with Lancashire Holiday Lets to permit an early check in time) and ensure that you have removed all of your possessions from the property and have checked out by 10.00am at the latest (unless prior arrangements have been made with Lancashire Holiday Lets to permit an late check out time)****

Early Departures

In the event that a guest needs to check out prior to the agreed departure date, Lancashire Holiday Lets will class the departure as the end of the stay and arrange for the property to be cleaned.

8. Inventory / Property Care

A security deposit will be taken prior to your stay and will be returned to your account once the property has been checked for damages or loses within 14 days of your departure date. Should any damage or loss exceed the security deposit then an additional invoice will be issued, to be paid within 2 days and/or charges will be charged to the credit card held on file.

9. Additional Charges

Wireless internet is available free in all property locations. Details will be provided on check in. However, Lancashire Holiday Lets will not be responsible for any fault associated with the user’s hardware or software and no support will be available and Lancashire Holiday Lets will not provide compensation in any form for its failure to work.

Cleaning:

Lancashire Holiday Lets expects the property to be left in a reasonable state on departure.

If, at Lancashire Holiday Lets discretion, additional cleaning is required on departure, the cost of this cleaning will be an additional charge, again charged and payable within 2 days.

Our properties are cleaned weekly and in the event your booking is over 7 days then you will be liable to pay the additional cleaning costs on a weekly basis by which we will automatically charged to the bookers credit card.

Smoking:

Smoking is prohibited inside all properties and communal areas. In July 2007, smoking was made illegal in enclosed public areas; this includes the communal hallways as they are used by all residents and their guests. Anyone found to be smoking or evidence of smoking in the properties or communal areas will incur a £500 charge by way of Liability to cover the additional costs of cleaning, freshening and airing the property over a 24 hour period.

Any damage caused during your stay to any furniture or fittings will be charged and payable within 2 days.

Call Outs:

If the emergency call out number is used to call out Lancashire Holiday Lets staff between the hours of 5pm and 10am for any purpose other than an emergency, Lancashire Holiday Lets reserve the right to charge the booker or guest a call out fee of £200.

10. Liability

Lancashire Holiday Lets cannot be held responsible in any way for loss of or damage to, contents, furniture, fittings or any personal belongings at the apartment locations. Nor can Lancashire Holiday Lets be held liable for the acts or defaults caused by third parties. You are advised to ensure your own insurance policies cover loss or damage to personal property during your stay. Guests are advised to take out adequate travel and personal insurance.

Some properties advertised on the Lancashire Holiday Lets website are owned by third parties.

Whilst Lancashire Holiday Lets endeavours to ensure the highest standards for third party properties, it does not warrant that in booking these properties on your behalf, that the property is in accordance with local national laws including health and safety and insurance. You also understand that although a third party may comply with local national laws, the rights and remedies under such laws may be different to that of England and Wales.

Nothing in this contract seeks to exclude liability for death and personal injury or any other liability not excludable under the laws of England and Wales. Should your stay be adversely effected by COVID then it is the guests responsibility to ensure that the correct travel insurance is in place to cover any failed trips.

11. Access to Properties

In addition to a housekeeping service, Lancashire Holiday Lets on occasion may need to access the property in which you are staying. Lancashire Holiday Lets reserve the right to gain access to all properties at all times. We will, wherever possible, endeavour to give guests as much notice as possible prior to entering the property.

12. Pets

Lancashire Holiday Lets regret that pets are not allowed in the apartments unless by prior approval.

Should approval be granted then it is the owners responsibility to keep pets off furniture, from damaging furniture, to clean up after them and to never leave the pets at the property by itself.

13. Services

Lancashire Holiday Lets cannot be held responsible for any failure or interruption of services to the property, including electricity gas, water and wifi or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property or development.

14. Communication

Lancashire Holiday Lets operates between the hours of 7am and 2pm Monday - Friday. If you are checking in after these times please contact our office ahead of your arrival via email or by phoning our office to ensure you have everything you need.

15. Charges

The lead guest takes full responsibility for any damage or additional charges and accepts that they will be the named person on the invoice and the liability to pay rests solely with them. The lead guest also agrees to settle the invoice within 2 days and accepts that failure to do so will result in interest charged at 8% per day for every day that passes that the invoice is unsettled, plus any fees incurred to recover the debt.

16. House Rules

No one likes rules, however, in order to ensure a wonderful guest experience, please observe and read carefully the following house rules which you are required to accept upon booking:

1. We require all guests who book our properties to complete our ID verification link, accept our Terms and Conditions and pay the required security deposit in the sum of £300 1 week prior to your arrival or if the booking is within 1 week then immediately.

Don’t worry, the verification process is short and simple. Please have your Government-issued ID (passport, driving license, ID card etc) and credit card nearby. You will need to submit a copy just like you would at a hotel.

Please ensure you are 100% happy to proceed with the verification process prior to booking as this is a requirement for all guests to complete this process for all of our properties which includes providing details of all guests including their full names, addresses and date of birth as potentially no refunds will be provided as per our cancellation policy.

2. Strictly no parties/gatherings or loud music to be played during your stay. All noise is to be kept to a minimum during your stay to ensure there are no complaints made by the neighbours. Since this is a residential area, please keep noise to a minimum at night (after 8pm).

If this rule is breached, we reserve the right to cancel you reservation immediately and not provide a refund.

3. Strictly no visitors are allowed at the property without our prior consent and no additional guests are to stay overnight at the property. Please just let us know if you will be having any visitors during your stay.

Please note only those named on the guest details/arrival form are permitted in the property.

If this rule is breached, we reserve the right to cancel you reservation immediately and not provide a refund.

4. Please empty all bins from all rooms upon your departure and dispose of all of your rubbish and food etc to the wheelie bins outside.

Please ensure you use the correct coloured wheelie bins which can be found in this Guide under the About the Accommodation - Rubbish Bins Section and please do not use any of our neighbours wheelie bins.

Please also ensure that you take out the appropriate wheelie bin/s for collection on a Wednesday evening for collection on Thursday. Again, additional information regarding this can be found in this Guide under the About the Accommodation - Rubbish Bins Section.

If this rule is not complied with, additional fees will be charged.

5. Our properties have a strict no smoking policy. If this rule is not complied with an additional cleaning fee will be charged in the sum of £500.


6. Due to the increased energy prices in the UK, please turn off all lights, all electrical items at the wall including TV, kitchen appliances including microwave, kettle, toaster, oven/hob (cooker) (apart from the fridge/freezer), power points and radiators when you go out and upon your departure. Please do not leave anything plugged in ie iron etc.

If this rule is not complied with, additional fees will be charged.

IMPORTANT: Please do not unplug or turn off the modem or white wifi mesh boxes as this my result in the smart lock on working.

7. At check out, please leave the property in same condition as check in.

Please therefore clean up after yourself and put everything back in the same location as when you arrived including everything in the kitchen.

If you use anything in the kitchen, please wash it up or use the dishwasher and put it away where you found it.

If this rule is not complied with, additional fees will be charged.

8. We have supplied a certain number of towels and bedding for your stay depending on the number of guests you have booked for. Please do not use any additional towels or linen.

If this rule is not complied with, additional fees will be charged.

9. Please DO NOT flush anything in the toilets apart from toilet paper.

If this rule is not complied with, additional fees will be charged including any costs involved to tradesman due to blockage or flooding at the property.

10. Guests are required to take out the wheelie bins to the foot path on the Street at the property on a Wednesday evening to be collected on Thursday and also to bring them back into the yard on a Thursday once they have been emptied.

Please note the bins are only collected fortnightly on alternative weeks.

If this rule is not complied with, additional fees will be charged.

11. Please ensure you use the correct wheelie bins during your stay (green - general, blue - plastic, glass & tins and brown - paper & cardboard).

If this rule is not complied with, additional fees will be charged.

12. Breakages:

We understand that sometimes accidents happen!

Should you break anything please let us know immediately, if it's minor we usually won't charge.

If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later. Thank you!

13. Please remove shoes before entering the property.

14. Our properties are cleaned weekly and in the event your booking is over 7 days then you will be liable to pay the additional cleaning costs on a weekly basis via invoice issued to you prior to the clean.

If this rule is complied with, we reserve the right to cancel you reservation immediately and not provide a refund.

Heating: Please note that we have a smart heating which is only accessible remotely by us and it cannot be altered by guests.

During the months of March to October the heating is turned off.

Between the months of October to March we have the temperature set at 18 degrees between 5am to 9am and then 10 degrees from 9am to 4.00pm and then 18 degrees from 4.00pm to 10.00pm and then 10 degrees from 10.00pm to 5am.

If guests require the heating to be altered please let us know, however, additional fees will apply.

Security: We have 2 wifi Ring cameras at the property: 1. Ring light camera at the front door pointing at the porch area/front stairs and front path and 2. Flood light camera to the rear of the property looking over the backyard. Cameras record per motion – activation and operate 24/7. We can access both cameras via the Ring App at any time. There are NO cameras inside the property.

In the circumstances, that any of our house rules are breached, we reserve the right to deduct appropriate fees from your security deposit and/or invoice you for additional fees and change, and/or cancel your reservation immediately without providing a refund.

17. Entire Agreement

This Agreement shall be governed by the laws of England and Wales and the Parties submit to the exclusive jurisdiction of the English Courts and the Guest Arrival Form is the complete and exclusive statement of the Agreement between the parties relating to the subject matter of the Agreement which supersedes all previous communications, agreements or other arrangements written or oral.

It is expressly agrees that no variation of this Agreement shall be effective unless in writing and signed by a duly authorised signatory of both parties
